Loan inactive due to eLEND unable or unwilling to appraise property

After 3 months of my loan full approval notice, payment of appraisal fees returned, and was notified my loan is now inactive because Elend was unable to acquire a appraiser to do the job. I sent them a list from my phone book, of four or five appraisers in my area, with lead time of no more than 4 weeks. I have incurred more than $3,000 in FHA/eLEND compliant engineering, inspections, and labor costs for nothing. I am 72 years old, 806 credit rating, property worth 150% of loan. I was a loan officer for many years, and never handed a client such BS as this.

Horrible mortgage lending company to deal with on getting a loan

This company does not know what they are doing or else the loan officer is incompetent! I have been a realtor for over 30 years, closed over 30 homes a year and NEVER had such a horrible experience! Loan officer does not respond or give updates unless asked! Continues to tell us, the loan is in process and CD will be out soon for closing. It's now been delayed twice, lender continues to tell us, CD is being sent. A CD has to be signed 3 days prior to closing to close in GA! Thus, the buyer of our listing will probably lose his $8000 non refundable earnest money by not closing on the extended closing date on Friday. Never told why closing has been delayed and why we continue to get, "CD is being sent"!

We have been waiting months to close. Calls are not answered and they have spent weeks on one issue. Wish I had time to start over and go with another company.

Horrible lender to deal with

I am a realtor. The buyer for our listing is getting his loan thru ELend. It has been a horrible experience! Loan officer keep promising it will close and it does not. Keeps telling us the CD has been sent and it has not. Friday, the buyer will lose his $8000 earnest money, if it does not close. Seller is not extending the contract again! Costing our seller money every week they extend. No answers for weeks on the CD being sent out. Then today said the CD was being sent and would wait on a clear to close? In GA, the CD has to be sent out 3 days prior to closing! I've been a realtor for over 30 years, sell over 30 homes a year and never had such a HORRIBLE EXPERIENCE with a lender.

Absolute nightmare to deal with.

Spent over 5 months trying to close on a house with these people. I thought having a credit score over 800, zero debt, and over 20% to put down would mean a painless process to purchase my second home. Never have I delt with more unprofessional, vague, rude people than this company. Avoid this company.

By far the most unpleasant experience I've ever had with a mortgage company. The people I worked with on providing conditionals repeatedly acted like they didn't have a clue what they were doing. They contradicted themselves over and over. They could never actually nail down a firm number of what the loan, fees, and down payment would cost. I don't normally leave critical reviews, but I had over 50 hrs and 6 months of work put into a loan that was no closer to closing than day 1 of the conditional approval. By far the most unpleasant experience I've ever had with a mortgage company. The people I worked with on providing conditionals repeatedly acted like they didn't have a clue what they were doing. They contradicted themselves over and over. They could never actually nail down a firm number of what the loan, fees, and down payment would cost. I don't normally leave critical reviews, but I had over 50 hrs and 6 months of work put into a loan that was no closer to closing than day 1 of the conditional approval.

Led my daughter along that she was preapproved for a loan. Amount exceeded two times what she wanted to borrow for a home. specific questions were asked if Specific questions were asked ane the loan officer told her what she wanted to hear, Directly lied to her. After she put money down on the house, he changed some of the stipulations for her to qualify . He was asked direct questions, told her what what she wanted to hear, knowing very well he was giving her in correct information. I contacted the supervisor, and he apologized saying we're not perfect and it's a training issue. I'm sorry it's not a training issue, when you're trying to sell a loan on your manipulative guidelines

they are liars...DO NOT let them tell you something on the phone without recording! I just closed with them 3 days ago and some nightmares are coming up.

too long to write all the issues but DO NOT BELIEVE THEM!!!!! they are worse than wells fargo!!!!!!!!!! all they care about is how much money they are getting...you are just another number....now that I have a problem AFTER the closing it seems that they (2) loan officers forgot how to answer or return phone calls!!!!! I will be filing a proper complaint against them!!!

you are better off checking with the BBB or another organization to check references on this company! LIARS...LIARS...LIARS!!!!!!!!

Great Company, Fast Closing

I was able to get the lowest rate and lowest fee loan out of the 5 different lenders I talked to. eLEND was great from start to finish.

My loan officer was very professional and my processor was very communicative. Their system is up to date and easy to use (secure online document uploading). They also have a user friendly app you can download for your smart phone. I was closed on my refinance in 27 days from the start of my initial application.

I will absolutely use them again for any future purchases or refinances since I know they have great service and great rates. HIGHLY RECOMMEND!

Applied with e LEND for a refi on a condo we owned already, we have a long and excellent credit history. Was told several times we would close in 45 days, then 'a few days', then 'soon'. Several different people servicing the loan, sent same information to them many times , took 4.5 MONTHS to close (we returned data requests usually in less than 24 hours). Will your seller wait that long? Do you have time to resend data over and over? Verified my employment 4 times (will your employer appreciate that?) Even the closing was unprofessional, the loan wasn't funded for several days after the closing nor in the way promised (sent a check instead of a wire transfer).

I seem to be experiencing the same thing, except they never had the courtesy to quote a timeframe to begin with. It is like, now that rates have gone up, they're trying to either get me to drop the request, or they're delaying until rates go back down.

Much more to say... I'll be writing my own review when this process comes to an end, one way or another.

HUGE Joke, don't use them!

Let me start by saying my my credit score is 812. I am borrowing $205K to refinance on a home that appraised at $380K. This is a slam dunk loan. I have been scanning and uploading documents now since Sep 1 and I am still working on this loan. (That is SEVEN weeks!) If I took every loan I ever made and added the amount of work together, I still would have not worked this hard on a loan. This is NOT an exaggeration. Do yourself a "BIG BIG HUGE" favor! Walk into a bank. These people aren't that much cheaper, and they will make you work your *** off to borrow money. They will cost you more money, and they will make you contemplate suicide. They are ridiculous! Stay away!!!!!!! I had to pay my accountant for past year's full business returns. That cost me money. The appraisal cost me $550. That is $150 over the going rate. My father in law is an appraiser in this state. I had to have the president of my HOA write a letter saying I pay on time. I have to have an HOA business manager of my ski condo write a letter saying I pay him on time and I am not even borrowing against that. My wife has had to sign multiple documents and she's not even on the loan since her credit rating is only in the 700's. I had to provide a mortgage statement. I had to pay my accountant to provide an electronic copy of my tax return for multiple years, and that cost me money. I had to provide tax bills for my condo I am not borrowing against, the lake house which I am borrowing against, and my home which I am not borrowing against. I had to scan my paycheck stubs. I had to send my checking account statements for 3 months. I had to send my investment account statement for 3 months. I had to send 2 years of my W2's. I had to fill out and sign a SSA authorization form. The homeowners insurance statement of the house I am not borrowing against has a bank listed which I have not owed money to for over a decade. It was an oversite by the insurance people, but I have to get a new one even though I am not borrowing against that home. In fact, that home is paid off. The only debt I have is this place I am getting refinanced. I own cars, homes, a condo. I paid them all off. I have a credit card I pay off every month. I am a slam dunk loan. I am so over Elend. I hate them. Stay the *** away. Stay away. DO NOT BELIEVE BORROWING IS EASY, OR SIMPLE, OR ANYTHING THEY SAY. THIS IS GOING TO CONSUME YOUR LIFE AND YOU WILL NEVER GET THOSE COUNTLESS HOURS BACK. ELEND IS HORRIBLE. GO TO YOUR BANK! STAY AWAY FROM THESE IDIOTS!

Preferred solution: I wish you would just go out of business so other unsuspecting people don't walk into your trap. There is absolutely nothing easy about getting a mortgage through you.

My credit score came in at 864....after collecting everything but my first born I had to resubmit it. I agree with the above comment.

I never worked so hard in my life for again another slam dunk...I was only doing a refi...what a bunch of idiots. Wasted 2 months of my life, did a horrible job with the rip off appraisal company...word to the wise...stay away from ELEND...They just lost another customer.

The good news is that its not hurting me much at all (the appraisal fee) so its been a cheap lesson. Use your credit union.

My closing was done in Dec. It is almost Feb and I have not been contacted to inform me who owns my loan now. Elend said just pay them for the next few months until this is resolved...SERIOUSLY. Scam.

They *** up my entire loan. Did not calculate correct amount of money to cover my escrow...How the *** do you screw that up when the client sends you the tax documents...WORD TO THE WISE....STAY FAR AWAY FROM ELEND...

ELend will cost you time and $

I started a refinance on a condo at the end of March and closed at the beginning of August with American Financial doing business as eLend; it took over 4 months for my loan to close. This is unheard of.

To be fair, eLend was ready to close by the end of July, but I was away on vacation, so they charged me points to extend my rate in order to able to close when I got back. Speaking of vacation, I had told them in May that I was going away in July. No one cared. I never thought it would have to take so long, but I told them anyway just in case. So in July a few days before my international trip, I told my loan officer, Lorraine Wilson, that I needed a power-of-attorney so that my brother could sign the papers on my behalf while I was away. She said it was no problem. Come the morning of the day I was leaving, still no POA. She eventually sent it to me after 4PM when I was on route to the airport. I could see in the email that the POA was sent to her before noon. Her excuse was that she was in a meeting. This is how incompetent they are. Knowing that I’m leaving the country and have to get a POA notarized before leaving, she still couldn’t get important paper to me on time. Frankly, she didn’t care. While I was away, they miraculously were ready to close, so they charged me points to push the closing back a week.

Also, my loan took so long that the rate had dropped during the 4 month period. I asked about the “free” float down, which they heavily advertised while I was loan shopping. I was denied a float down not because the rate hadn’t dropped enough to warrant a float down, but because they had extended my original rate as a courtesy. Mind you, the lock rate was only good for 30 days. So after every 30 days, they had to give me a “courtesy” extension of the loan rate because it was no fault of mine that the loan wasn’t moving. So how does one get a float down if it’s more beneficial to them to just extend my lock rate? This is false advertising. They also charged me $695 for a home inspection and on the Good Faith Estimate, it clearly said $550. When I asked about it, no one even responded. On my closing papers, the inspection cost went up to $695 to match what they charged me. The inspection cost should never change. This is a fixed cost.

I even complained to eLend’s customer service and to a different loan officer because my own loan officer went on vacation. The case was supposedly reported to management. Guess what the response was? That’s right, nothing. As in, there was not even a reply acknowledging the situation. The only reason I ended closing with them is because they had already taken $1000 from me between the home inspection cost and condo questionnaire cost. That is how they get you. Give you a good rate, get the inspection done immediately – so you’re already financially invested, then drag it on to see where they can sneak in more fees. There are some majorly deceptive practices going on here.

I agree with every thing that has been said on this site because i had the same problem and still waiting closing at 4 months. Most horrible experience ever.

Would have already bailed but have to much money involved but I will probably be denied. If I am , I am going to do what I can to stop them if it takes every cent I have got.

I see some fabrications in this review. Due to TRID, if any title or lender fees increase after the are initially disclosed to the borrower, the lender cannot pass any fees in excess of the original quote on to the borrower, go back and read your closing disclosures because those excess fees would have been credited back to you. eLEND's float down policy clearly states on their website that the rate has to drop by 0.25% in order for you to be able to float down.

Charged me 650 for an appraisal up front then documented 500 on the closing paperwork.

Screwed up my escrow account...7 grand short...how does that happen if the client provides all the tax docs...my taxes only increased by 300 so tell me Anonymous from Parsippany NJ what is wrong with you clowns? Now I am being asked to pay my mortgage directly to Elend for the next few months...are you kidding me...how do you people get away with this...my lawyer will be contacting you and I am going to expose all you criminals.

Too difficult to communicate with this company. I had been in the process of refinancing for 7 months. My options and associated costs were not explained to me which led to delays. What should have been very easy routine refi , turned into a nightmare with ELEND. I lost my lock, paid for an appraisal and ended up not refinanced due to ELEND incompetence. UNBELEIVABLE !!!! Stay away from ELEND or risk losing like I have. You can refinance through a local outlet that will review your loan with you and guide you to your best option. YOU WILL NOT GET THIS WITH ELEND. I hope this review will save someone from a bad experience with this company.

everything is easy at the very beginning, then they go silent .... and they start reviewing your application 48 h before closing, rushing questions and asking for documents after not having done anything for the past 8 weeks. Not customer friendly, rate seems ok but ..... not having to deal with such unprofessional crowd ! I think I should not have listened to my realtor! they put my closing at risk after more than two months form the beginning of the whole process, not worth the last minute requests And their website sucks, with the secure emails, with attachments that are never delivered .... very very bad customer experience DO NOT USE THEM !!!!!!! REPEAT DO NOT USE THEM !!!!!

WOW could not agree more...talk about waiting to the last minute then having to revisit and resubmit. There is a major disconnect between the mortgage loan rep and the underwriting team to the point that the customer...ME....ends up doing a lot of clean up work.

I would never recommend ELEND...I just wasted 2 months of my life and now have to start all over with another company.

My loan application has been going for 2 months. They were requesting a lot of documents which weer provided right away but after receiving them they kind of disappeared.

I had to contact them several times to get an update. Their response was always the same; we are reviewing your file, nothing else is needed, and we are waiting on the appraisal. They couldn't organize the appraisal within 2 months??? My wife and I are foreign born US citizens and we disclosed this information but a week ago they requested our green cards??

On top of that they made some requests indicative of discrimination. This was the time when I withdrew my application.

Extremely slow and unprofessional. Don't use them

eLend - Do not use them!

You will regret if use them. Initially they seemed nice and willing to help.

Then as time went by, they started to asking endless of questions and documents after documents without giving you firm commitment even as the closing date drew very close.

They did not care if I would lose my deposit money. If you use them, you'll regret.
